How Kitchen Water Damage Starts
A kitchen holds more water sources in one room than almost any other space. Supply lines to the faucet and dishwasher, a drain trap, an ice maker line, a disposal, a refrigerator and sometimes a pot filler all sit behind cabinets. A small failure under a sink can soak the cabinet floor and the subfloor before any water appears in the open.
In many Beverly Hills homes, kitchens have custom cabinetry, stone counters and specialty flooring. Those finishes are costly to replace, which is why finding the full extent of the water early matters. A kitchen on an upper floor can also drop water through the ceiling below.
Beverly Hills Kitchens by the Numbers
The City of Beverly Hills Local Hazard Mitigation Plan counts 16,394 residential units in the 2010 Census, so kitchens in the city are packed into houses, townhomes and large buildings alike. A leak in one is often next to another unit.
According to the City of Beverly Hills Building and Safety page, permit counter walk-in service runs Monday to Thursday from 8:00 to 10:00 in the morning, with appointments Monday to Thursday afternoons and all day Friday. Check with that office before planning cabinet or plumbing work.
U.S. Census Bureau QuickFacts estimates the city's population at 30,764 as of July 2025.

What You See and What It Means
| What you see | What it usually means | What to do |
|---|---|---|
| Swollen or warped cabinet bottom | Water has soaked the cabinet floor | Close the valves and call |
| Lifting or cupping floor near the sink | Water got under the flooring | Call for moisture mapping |
| Stained ceiling in the room below | Water crossed the floor above | Shut the supply and call fast |
| Musty odor in a cabinet | Moisture or early mold growth | Empty the cabinet and call |
| Dishwasher floor puddle | A hose or door seal is leaking | Close the valve and unplug if safe |
Kitchen Water Safety: The First Hour
Close the shutoff valves under the sink. They are usually small oval handles on the pipes. If they are stuck or missing, close the main. Then clear the cabinet so you can see where the water is coming from.
Stop the water
Close the sink and appliance shutoffs or the main valve.
Mind the power
Unplug countertop appliances and switch off the breaker if water is near outlets and you can reach it dry.
Empty the wet cabinet
Remove cleaners, food and pots so the base can be inspected and dried.
Protect stone and wood
Wipe standing water from counters and floors with towels, and lift mats.
Photograph and call
Take photos of everything, then call us and a plumber.
Kitchen cabinets or floors soaking?
Call the 24/7 line. Cabinet bases and subfloors keep absorbing water until they are dried.
How We Dry and Restore a Kitchen
We extract any standing water and check cabinet bases, toe kicks, floors and walls with a moisture meter. A thermal imaging camera helps find water under flooring and behind cabinets. Toe kicks often come off first, so air can reach the base of the cabinets.
Drying mats and air movers pull moisture from hardwood and subfloors, and LGR dehumidifiers condense it out of the air. Stone counters and solid wood cabinets can often be dried, while particleboard boxes that swell are commonly replaced. Readings continue until each material reaches a dry target, and then rebuild work can begin. The ANSI/IICRC S500 standard is the published reference for those dry targets.
What Affects the Cost of Kitchen Water Damage Restoration
Kitchens vary widely in finishes, so the price follows what got wet. These five factors matter most.
Cabinet type
Solid wood and particleboard respond differently to water.
Flooring
Hardwood, tile on wood subfloor and stone dry at different rates.
How long it was wet
A leak caught quickly avoids deeper soaking.
Drying days
Cabinet boxes and subfloors take longer to release moisture than open floor.
Rebuild scope
Cabinet, flooring and counter work is priced separately.
Coverage often depends on cause and timing. Whether it is covered depends on your policy, which your insurer can explain. Ring (424) 550-5662 and walk through the cabinets and floor, and you hear the scope and price before work starts.
Insurance Fit for a Kitchen Leak
A sudden supply line failure or appliance discharge is commonly treated as a covered event, while a slow drip under a sink that ran for months may not be. Cabinets, flooring and counters are often part of the claim.
Photograph the damage before anything is moved and keep the failed part. Ask your insurer what they need and whether a plumber's note will help.
Prevention and Mistakes to Avoid
- Storing cleaning products in a cabinet with a slow leak
- Waiting to see whether a wet cabinet dries on its own
- Covering a damp floor with new flooring
- Keeping old rubber supply lines in place for decades
- Ignoring a musty smell under the sink
Common questions
Yes. Kitchen leaks at any hour get an answer on the 24/7 line, and a crew is sent the same day when one is available.
Solid wood sometimes can. Swollen particleboard usually has to be replaced.
Stone usually tolerates water, but the cabinets and supports below it may not. The crew will check the base.
We handle drying and water damage repair. Larger kitchen remodels are a separate project.
Tell building management in writing and photograph the damage. We document the moisture in your unit.
If an appliance caused the loss, see appliance leak water damage. After drying, water damage repair rebuilds what was removed. Kitchen losses are covered in Beverly Hills and West Hollywood, as laid out on the service area page.
